South London based estate agents Henshall & Partners sell two neighbouring units on St James’s Road, SE1

South London based estate agents Henshall & Partners have sold two neighbouring units on St James’s Road, SE1. The units, which were purchased by an overseas developer, provide over 30,000 sq. ft. of space, and were sold by Henshall & Partners for a land sum in region of £10m. The plots will now comprise part of an £80 million (GDV) mixed-use development, which is currently under planning, and could provide approx. 150 new homes and 20,000 sq. ft. of commercial space.

The first plot, which is located at 310-326 St James’s Road, was sold for £6.26 million and provided 14,263 sq. ft. of existing warehouse space a site area which totalled 22,216 sq. ft. The second plot, which is located at 330 St James’s Road, was sold for £2 million and provided c.4,350 sq. ft. of space and held rights of way over the adjoining site.

Both sites are ideally located in the Old Kent Road AAP, just one mile from South Bermondsey Station which provides direct access to London Bridge in just five minutes. The existing commercial is a poor use of accommodation, and the site provides an ideal opportunity to deliver much needed housing with improved, usable commercial space for the area.
